How It Works
Listing your vacation rental property with Savvy is simple and straightforward…
First, we get together to determine whether we’re a good fit for one another. We focus on long-term relationships and don’t enter into any partnership where we don’t see an opportunity for everyone to benefit.
Once we’ve both agreed to move forward, we’ll get the boring paperwork out of the way and start talking about what success means for you and your property. This typically includes a discussion about an improvement budget to enhance the property, as well as a timeline for launch.
In this phase, we explore the infinite possibilities that exist to turn your home into something special. We get to know the ins and outs of your property, embrace the subtle nuances, and envision what the best end product will look like that really unleashes its full potential.
The fun part—we roll up our sleeves and get to work. This can take anywhere from 1-6 weeks, depending on how big the budget is and the current state of the property. If you want a winning short-term rental property, it’s important to do it right. And that’s what we specialize in.
Finally, we set up the backend systems and make sure we have all the information needed to be successful in the operation. Our rates for full-service property management range between 20-30% of the income generated by the property, depending on the location and type of property. Since we know that each property is unique, our pricing is set to reflect that. Vacation rental management is surely not a one-size-fits-all industry.
The best part about our rate, though, is that it’s simple and straightforward. For just one flat rate, your entire property will be professionally managed from end to end. No nickel-and-diming. No gotchyas. Just honest, valuable service that lets you rest easy at night knowing your home is well taken care of.
We typically list your short-term rental property on all the major vacation rental booking sites including but not limited to Airbnb, VRBO, Booking.com, Expedia, TripAdvisor, and more.
Additionally, depending on the type of property and what amenities it offers, we may list your home on niche booking sites that cater to very specific types of guests. For example, if your home is pet-friendly, we may want to list it on BringFido to advertise to travelers who are looking for pet-friendly vacation rentals.
Besides these third-party marketplaces, we also promote your home to our ever-growing internal database of past and potential guests.
We have a laundry list of indicators that let us know whether a guest is up to no good (and further, if they’re even a real traveler trying to stay or a scam artist from some obscure remote village).
Some of the major and more obvious steps we take include collecting IDs, renter agreements, and security deposits on valid credit cards. We also look at online profiles and pre-screen guests that don’t meet certain criteria on some of the booking platforms like Airbnb or Vrbo.
We also watch for more subtle cues that raise any red flags like where they’re from, why they’re traveling, and even how they communicate with us over text or phone. Of course, like those sanitizer solutions that never quite hit 100%, we can’t filter out all the bad apples. But rest assured, we know exactly how to handle them when the situation arises.
Pricing your home isn’t just about getting the highest nightly rate you can get. Revenue management, as it’s called in the industry, is about garnering the most total rental income possible.
Occupancy and Nightly Rates are great indicators of performance, but they aren’t the end-all-be-all of your vacation rental’s success. You could have the highest rates but not get booked. Or you could be at 100% occupancy and still not be making any money.
So our pricing strategy revolves around finding that balance. It’s the art and science of juggling ranking algorithms, traveler demand, and competitive analysis, among many other factors…
There’s a lot that plays into pricing (i.e. weather, local events, historical trends, etc.) but one thing we can tell you is that we’re very, very good at it. In fact, we perform above the market average in every city we operate.
Yes, but we call it an agreement intended to clarify both of our responsibilities. Even though we do all the work, it’s still a partnership. We ask for a 90-day upfront commitment because we put in a lot of work to set you up for success. It also gives us time to work out the operational kinks and build our relationship together. After the first 90 days, it’s a 30-day written notice to cancel.
